Grace Aesthetic creates singular living sanctuaries where contemporary design and untouched nature meet. Every development is guided by an uncompromising philosophy: to preserve the land's primal spirit, celebrate timeless craftsmanship, and build heirloom estates for discerning collectors of quiet luxury.
MEET THE DEVELOPERPineorra HHills is a limited-collection private luxury estate nestled in the pristine Himalayan foothills of Uttarakhand. Developed with visionary precision by Grace Aesthetic, it comprises bespoke mountain residences crafted with indigenous stone masonry, expansive floor-to-ceiling glass facades, and sweeping 180° forest and valley horizons—conceived exclusively for discerning owners seeking quiet luxury, privacy, and architectural permanence.
Pineorra HHills is situated along the serene Dotiyal–Marchula corridor in Village Ritha, Tehsil, Uttarakhand (PIN 263676), bordering untouched Himalayan pine forests and tranquil river valleys. It offers a pristine high-altitude sanctuary with complete privacy while remaining comfortably accessible from Delhi-NCR, Rishikesh, and the Corbett wilderness.
Yes, exceptionally so. Conceived specifically for low-density second-home living, Pineorra HHills provides true lock-and-leave convenience, a dedicated on-site estate management team, 24/7 security, high-speed fiber-optic connectivity, and private concierge hospitality. It functions as an effortless vacation retreat, a remote creative sanctuary, or a multigenerational family heirloom in the mountains.
Uttarakhand offers unpolluted Himalayan air, temperate seasonal weather, and rich biodiversity within comfortable driving distance of major metropolitan centers. Acquiring a freehold villa here secures not only personal health, privacy, and profound mental rejuvenation, but also a rare, high-appreciation asset in an environmentally protected region with strictly capped future supply.
Pineorra HHills offers a calm, restorative lifestyle defined by nature and discretion. Days begin with birdsong, morning mist, and panoramic sunrise vistas over the Himalayan canopy, followed by private nature trails, forest bathing, and alfresco mountain dining. Evenings center around warm indoor fireplaces and starlit skies, supported at every moment by discreet concierge services.
The concept is guided by the philosophy "Privilege, Elevated by Serenity." Every residence is an exercise in biophilic architecture—spaces sculpted into the mountain contours rather than imposed upon them. Local river stone, aged timber accents, and sustainable thermal insulation merge seamlessly with modernist minimalism, honoring the Himalayan landscape without compromising on contemporary luxury.
Pineorra HHills is an exclusive residential estate of individually owned private luxury villas, not a commercial hotel. However, villa owners and their invited guests enjoy high-touch resort-caliber services—including proactive estate maintenance, housekeeping, private dining, and concierge coordination—while preserving the absolute privacy and security of a gated residential community.
Each villa is an architectural statement: dramatic cantilevered terraces, expansive multi-tier decks, soaring ceilings, double-glazed panoramic glass curtains that welcome nature inside, and private landscaped grounds that ensure zero visual intrusion from neighboring properties. The residences are engineered for climate resilience, thermal efficiency, and timeless aesthetic enduring power.
Discerning buyers can acquire an exclusive residence directly through Grace Aesthetic at Pineorra HHills. Because this is a boutique, strictly low-density private development with limited inventory, acquisitions are arranged by private consultation and curated site visit.
